Here at FOC, lands sales, appraisals, and transfers are processed by FOC Realtors. The following page details the specifics of those transactions and how you can get the completed. Below is a list of our current realtors:

New Land #

New Land becomes available every 4 days on each server (if there is land available). The land is publicly posted in the #notice-board channel.       

  • Once land is listed in notice-board (time stamped on posting) you have 18 hours to contact a realtor to express interest. If the 18 hours from listing have passed, a Realtor will not be able to hold land for you.
  • Once you reach out to express interest, the realtor will claim the land in a top secret channel marking their intention to sale.
  • After Claiming a Land, Realtors can immediately post the Land for sale in the #land-auctions channel for a public 24 hour auction.
  • Land that is claimed will enter the Realtor portfolio. Unclaimed land will return to NPC pool.
  • Land can be held in the Realtor portfolio for 12 days, after which it must either be listed for auction or it returns to the NPC pool.
  • If only one person is interested, the land can be listed at any point during the 12 days, however, if there are more than one person interested, listing will take place when the first interested party makes the request.
  • Once the land is won in auction, the Realtor will process the transfer which will automatically deduct the funds from your checking account and assign the parcel in-game.
  • If a player cannot afford the final price or has a lack of funds in their discord checking account when the auction ends, they will forfeit the sale and the land will return to the NPC pool. The player can also receive a fine.

Player to player land sales: #

If you are looking to sell land to another player, you must contact a realtor and ask them to appraise your land first. Only the owner of a parcel can request an appraisal. The following rules apply to this process:

  • You can not sell/transfer land unless you have owned it for a minimum of 30 days.
  • The Realtor will need to appraise your land by visiting your server. When they view the parcel that you would like to sell, they will assess the state the field is in (trees removed, painting, terraforming etc.)  While doing this, they are looking for any buildings/placeables that would be included in the sale – like animal pens, silos, storage areas etc.
  • They will then run an appraisal command (as they would when you sell to NPC) and that will determine the minimum amount that you can sell the land for.  You can sell your land for a higher amount as long as it does not exceed 110% of NPC. Once both parties have informed the Realtor of the agreed price, the Realtor will transfer the Property.
  • When placeables are to be included in a personal land sale, the realtor will apply the same appraisal percentage that was assessed for the land when valuing the buildings. All buildings/placeables included in the sale will be valued at the same percentage of store new cost.  The payment for the buildings/placeables will be made with the land sale.
  • If a payment plan was agreed upon between players for the buildings, this must also be submitted to the realtor for scrutiny. It must be in line with the rules (see club-rules ) or it will be rejected.
  • If the buyer does not intend to acquire the buildings with the parcel,  all buildings must be sold back to the store before a realtor will complete the sale.
  • The realtor will process the land transfer after all terms and conditions are finalized.
  • Land sales are directly deducted from checking when the Realtor processes the transfer.
  • Seller is assessed a 3% of NPC Value transfer cost from proceeds of sale (automatic payment).

Player to NPC land sales: #

If you are looking to sell land back to NPC, you must contact a Realtor and ask them to appraise your land.  The following rules apply to this process:

  • The Realtor will need to appraise your land by visiting your server. When they view the parcel that you would like to sell, they will assess the state the field is in (trees removed, painting, terraforming etc.)  While doing this, they are looking for any buildings/placeables that would need to be removed before the sale – like animal pens, silos, storage areas etc.
  • They will then run an appraisal command and that will determine the minimum amount that you will receive from NPC for the land.
  • Once the assessment is complete, you will be informed of the appraisal percentage, at this point you can choose to accept or reject the offer. If you accept, the realtor will process the sale and the funds will be automatically added to your checking account. If you reject the offer no further actions will be taken, however you will be ineligible for requesting an other appraisal for 12 days.
  • All buildings must be sold prior to selling to npc.
  • Once your land is purchased by NPC it will return to the NPC pool for random selection in the daily noticeboard land draw.

Forestry Land: #

Buying:

Forest land is spawned normally with other land for the server. All Logging Parcels and Logging Map lands are valued at 200% of NPC Value. This markup is reflected in the listed price on the parcel information.

Selling:

In order to sell your logging land you must list it in #player_adverts for a minimum of 18 days. If your land is not purchased in that time you may open a ticket and sell it back to NPC for 25% of its listed value (50% of the “normal” parcel price, 25% of the 2x forest valuation).  If selling to another Player, Buyer will pay the 2x cost (which is the listed value in the parcel information) for the parcel and Seller will incur the 3% NPC Value Transfer Fee.

 

Liquidated Land: #

If you are a Farm Manager and your farm needs to be liquidated by the admin team due to inactivity, serious disciplinary incidents etc., your farm will be closed and your land returned to the NPC pool for the appraised value. This land will not become available for immediate purchase, instead it will return to the NPC pool for random selection in the daily noticeboard land draw. A 25% handling fee is charged on liquidated land processed by the admin team.
